If you invest in multiple properties, then you are aware of all the work that goes into keeping them in top shape. Whether a tenant causes damage or things happen due to the normal wear and tear that comes with age, an investor must always ensure that the properties are well maintained. Here are at least 5 common repairs you can count on Reedy and Company Realtors, LLC to do to maintain your rental portfolio.
Drywall
Everyone knows that a damaged wall will negatively impact your ability to show off your property. Yet, finding a hole in the drywall is all too common. Whether someone opens a bedroom door too hard and knocks the handle through the wall or bangs a piece of furniture into the wall while moving, it’s a blemish that won’t pass the prospective resident’s inspection. The good news is it’s easily repaired by first covering it with self-adhesive mesh then apply a joint compound to the damaged area. It’s a good idea to apply a second coat after it has dried. Be sure to even it out until it’s smooth. After it dries, sand it down.
Squeaky floors
A squeaky floor may not bother some people, but for many people, it’s enough to irritate them right out of a prospective new-to-them home. And, there’s no reason for that since it’s something that can be fixed with a bit of patience; sometimes it’s just a gap between the subfloor and a joist. Most like a simple application of glue to a shim and wedging it into the gap will solve the problem. Your new tenants will be much happier when they can walk through the house without making a racket and if they have neighbors below them, you’ll have a multitude of grateful residents.
Unclogging a drain
When drains are slow to flow, it can be a significant inconvenience. If a person is trying to do dishes, then a slow drain will make the process cumbersome. Taking a shower when the water is rising higher and higher is irritating and some would say it could even be unsanitary. Clogged drains are common but equipped with the proper tools, we can unstop them in no time. Most small clogs can be unstopped with a plunger. However, for more serious issues, we have been known to use a “snake” to push out whatever is in the way. Another option that works well in showers and tubs is a chemical drain opener such as Draino or other like agent.
Gutter maintenance
Your gutters need to be cleaned at least once or twice a year depending on how many trees are on the property. Cluttered gutters can lead to bigger problems in the future. A clogged gutter can cause damage to your roof, foundation, and even the gutter systems too – all of which can be costly to repair. However, cleaning them out regularly will make the task easier to handle than if you let it build up. There are many ways to accomplish this but the most common is to use a powerful hose to shoot water through one end, and watch the debris and leaves come out the other end, continuing until the water is running clear out the other end. This is something incorporated into our annual inspections and recommendations for investors, as deemed necessary.
Caulking bathtubs or windows
Caulking serves multiple purposes. In the bathroom, it helps keep the mold down by sealing the cracks where the tub and wall meet. If this isn’t done, it will soon collect mold and is highly unsightly. Caulking around the windows keeps the cold and hot air outside so the energy costs remain reasonable. Proper caulking can make an aged bathroom look new again, it’s a powerful tool in turning a property between residents.
